Sorted Small frame

Looking for a small frame to build a bike around for my 12 year old.

I can do 26 inch as I have plenty of bits, likewise for 29er if non boost. Could also do 27.5er boost, but would also need wheels which would need to be bolt through 15mm front as have forks, rear would need to fit frame.

A full susser would potentially be an option too, my son seems to be talking about that after playing descenders a lot.

Disc brake capable is also a requirement.

What have you lovely people got?

How small is small? My mates daughter has a fire mountain frame (early 2000s) that I'm taking in as part ex for building a mtb. (I don't have it yet! Hopefully tomorrow)

Thanks, size wise they look about right I think. I have a small frame I've remembered I have to trial for size tomorrow. Its v brake and I'm ideally looking for disc friendly.

Thanks lgf, looks nice but I think too big for a 12 year old who isn't tall for his age.
