Boundary fences?

Hi, my 2p (as always)

The left/right theory may have validity in some places - we have wooden fences in oout back garden - on one side we have a face and the other a back. If I owned both fences, I would want both faces - and they are easier to paint so there may be places where that is the case.

On the landlord query, I have a colleague who rents but he is responsible for the full upkeep of the property. This is a way of reducing the cost of the rent. Great idea, until you get a leak and the electric fuses because of it and the leak is underground - his cheap rent turned out to be anything but cheap!!

So - advice -
1. Check tenancy agreement
2. Speak to landlord
3. Check insurance
4. Check with land registry or local council for ownership

Put up a new fence, but take it with you when you leave :D

As everyone said the responsibly will be with the owner of the land that the fence is erected on, even then i don't thing you could force them to replace it if they did not want to.

I would be surprised if you were responsible for wind damage.

Can you not repair it?
 
The left right end front is bollocks as a rule. But may be fine if the builders of your section of houses built them like that and put that rule in the deeds for ease.
Earlier houses probably have all the fences being theirs unless the deeds have been changed when newer houses on the boundaries where built. Some ends are peoples lefts, etc. Hence the deeds will say, it doesn't mean you cannot pay half, it also doesn't refer to fences not built on the border.
Also a fence could be a hedge or wall of course.

Anyway, had any luck with this yet?
 
Looking at the deeds is the only way to be sure but where i live its accepted that the fence on the right as you look out of the property be it front or rear is your responsibility. Luckily all the neighbours have put concrete posts in so if any damage occurs it's not a big deal to get a 6ft lap panel for £20 and slide it in.
