Some impartial advice please : sold home, buyer being an arse

Unless said pooper looked like something out of trainspotting, you probably don't need to give it any mind.

For me, there are two approaches to dealing with a situation like this.

Quiet life. Pay the guy, and put it out of your head. The rationale here is that £500 isn't worth the guy living rent free in your head for hours/days/weeks of your life. All moving involves unexpected costs, and this is part of the adventure.

Challenge. Ask the conveyancer for advice. They should give that for free as it's basically a 5 minute call. It shouldn't cost £200 for them to take action like sending a letter etc, if they deem it necessary.

Either way, the guy is an arsehole, and will get his eventually. Perhaps he already given what you've said about your ex-neighbour.

My last landlord rented the place to us in a terrible state ie rotting takeaways in the corner of rooms and failed to protect our deposit in a TDS. When we asked for it back, he claimed we'd left a ton of mess for him to clear up, damaged walls etc (we hadn't - and he had no pictures of what the place was like before we rented it either). He offered to give us £10 of our £400 deposit back. I challenged him, reminding him of his obligation to use a TDS and the consequences of not doing so and he got the hump and reduced the offer to zero while whining about us not being ethical. The missus was in bits because she was unemployed and it was her money he had. In the end, I simply paid the missus the money as I could not be arsed dealing with the asshat any longer, getting a solicitor etc - I just wanted that bit of my life over. I don't think he managed to rent to place for 6 months...so karma. Until you posted this, I hadn't thought about it for years.
 
The rooms in the photos look fine to me. I think you’re only liable for anything that prevents them actually moving in.

I’m sure when you moved in to your new house you cleaned it a bit like normal people expect to even if it was clean when you got there.

Sounds like someone trying to be clever and get something for nothing. I’ll stop there as I get a bit judgmental and ranty about people like that.
 
Acknowledging no fault; make a 'goodwill' settlement of a nominal amount, contingent on no further claim.

Hope you have your mail redirection sorted.
I wouldn't even do that, goodwill is an acknowledgement in my books.

You say you have cleaned as per the contract. It is and you have evidence. Crumbs are not a problem.

Just say no.
 
I would send one letter basically saying you feel they are acting unreasonably and that the property was in a fit state to enter and live.
Make the point that you now feel the matter to be closed, but in the event of any further action, you would consider this to be harassment causing you and Mrs mental health issues that may prompt a counter claim to compensate for this as well as informing the police if the level of harassment increases

I like this, better to make a point than to just ignore it. Make sure they know where you stand with nonsense like this.
