Landlords and Dogs!! Advice please.

Sadly its because there are too many tenants and choices currently for landlords. I think you need to push a little harder though, i think you are doing the right things.

And whilst a landlord i also have a lab, and even though it has a short hair coat, i still have to hoover everyday.

The last tenant moved in and didnt tell me they had a cat, and on the second day after they moved in i had to visit with a builder to have new guttering supplied and fitted throughout the house, only to find the tenants boyfriend cutting a hole in the bottom glass section of the back door to fit a cat flap.

You can imagine my response.

Sadly not all tenants are the same.

correct me if im wrong its been a while since I rented but doesn't a landlord need to give 2 weeks notice/written permission to enter the property?


No 24 hours notice is all that is required and not written either. Not that anyone needed to enter a property to access the cost of upgrading guttering for the good of the tenant and landlord anyway.

But then Modifying A property to accommodate a pet, isn't acceptable regardless of when access is gained/granted. It isn't there property to modify without Express permission, Especially when there is a NO PETS policy in place. :facepalm:

I would have thought it was fairly simple. We have the money and we are ready to move. Our money is exactly the same as whoever comes along the in next day/week/month. The only differences being that firstly we have it NOW, so the landlord doesn't have to wait around for a non pet owning tenant and secondly we own a dog. Not a bear. Not a crocodile. Not an Elephant. A dog.

There you go, that's a start. Keep trying. Any family that can help out? I know it's not easy.

Just re lying, I know it's not the same, but just look at the mess Vicky price and chris huhne got into from what started as just a little lie, best to avoid imho

All properties have laminate floors, cheap-ass doorframes and pre-fitted catflaps :D

I am a landlord and I do not allow dogs for two reasons. First I have a very nice place and dogs really can cause a lot of damage. Second, at least here in the US, if my tenant's dog gets out and bites someone by law the attorneys can come after me.

Now that said we did have a tenant who got a pet after he moved in and at that point we were confident that he was going to continue taking care of the place. My suggestion would be to try and connect with private mom-and-pop landlords like myself and make a case for how you will be an ideal renter.

Lastly I would never lie. It is just a bad policy and will get you tossed.
